NOTICE OF INTENT TO SELL REAL PROPERTY


Unified Greeley County intends to sell the following described real property to the highest bidder in an open bid process under the following guidelines and procedures.

 


The South Fifty-Seven feet (S 57’) of Lots Nineteen (19), Twenty (20), Twenty-One (21), Twenty-Two (22), Twenty-Three (23) and Twenty-Four (24), in Block Sixty-Nine (69), First Addition to the City of Tribune, Greeley County, Kansas; together with the North one-half (N/2) of the vacated alley in said Block Sixty-Nine (69), such vacated alley bounded on the east side thereof by Second Street and bounded on the west side thereof by the east line of the existing alleyway running north and south through said Block Sixty-Nine (69).

 


A)  Opening minimum bid is $1,000.00.  Bid increments shall be a minimum of $250.00, unless waived by the Board of Supervisors.

B)  All bids shall be made on the Bid Sheet form available from the Unified Greeley County — Municipal Service District Office.

C)  Bids will be received in person or by email at the Unified Greeley County – Municipal Service District Offices (City Hall) - 508 Broadway, Tribune, Kansas 67879 (email: cityoftribune@wbsnet.org) until Friday, January 9, 2026, at 4:00 p.m. MDT.

D)  All bids shall be open to inspection by the public during normal business hours of the Unified Greeley County — Municipal Service District Office, which is 8:00 am to 4:00 p.m. MDT, Monday through Friday.

E)  To be considered a valid bid, the bid must be on the Bid Sheet form, be in an amount that is at least the minimum opening bid, and exceed any previously submitted valid bid by the minimum bid increment of $250.00.

F)  Only those persons who have submitted a valid bid prior to 4:00 p.m., Friday, January 9. 2026, will be allowed to place additional open bids to the Board of Supervisors at the regularly scheduled meeting commencing at 1:00 p.m., Monday, January 12, 2026.  The open bid process at the Board of Supervisors meeting will begin at approximately 1:00 p.m. and continue until such time as is closed by a majority vote of the Board of Supervisors. 

G)  The Board of Supervisors reserves the right to reject any and all bids and waive informalities.

H)  The successful bidder will be required to enter into a real estate purchase contract immediately following the close of bids by the Board of Supervisors, and tender 10% of the sum of the successful bid as earnest money.  A copy of the contract will be available from the Municipal Service District Office.  Unified Greeley County will provide title insurance to the buyer in the amount of the purchase price with the premium to be paid one-half by Unified Greeley County and one-half by the buyer.  The real estate taxes for 2025 shall be the responsibility of the buyer. 

I)  Any bid from a person or entity who is not current on all property taxes and special assessments in Unified Greeley County, or from a shareholder, member, officer or director of such an entity, will be rejected.

J)  Each potential bidder is responsible for conducting their own independent inspections and due diligence concerning pertinent facts about said real property.

K)  Unified Greeley County will reserve all lesser property rights for public utilities, rights-of-way and easements for public service utilities which are in existence and in use across the property.
